Roofs do not last for ever. If your roof is 50 years old it is probably reaching the end of its life. The first problems – the odd slipped tile or lumps of mortar falling from the ridge – can be repaired, but, in the long run, it will probably be a better option to bite the bullet and consider a whole replacement.
Providing you have not had a major leak or left a problem for too long, you should need only to replace the tiles and the flashing. If, on the other hand, you have had a leak for ages then the timbers supporting the roof may be damp. You must sort this damp out before you re-roof or you are simply sealing the problem in.
The cost can vary hugely: provided you do not have problems with the timbers, then you could re-roof for as little as £3,000. Obviously the larger the roof the more it will cost but, considering this is a really significant refurbishment to your house, it may not cost as much as you think.
And it may not take too long to sort out, either. Most roofing contractors will put a team of guys on the job and should be able to do the whole thing in three to four days.
If you are noticing signs of your roof wearing out, then schedule your roof replacement for a time that suits you. Summer is clearly the ideal time: roofing contractors will work all year round, but cannot operate in rain or high wind. Most importantly, you will not want to be roofless in the coldest part of winter!
