How can I keep the cost of a new roof down?

The cost of a new roof depends largely on the size of the roof involved: but for a 3 bedroom terraced house you should imagine that it will not be less than £5,000.

So you will want to know how to keep that cost as low as possible: here are a few pointers:

  • Try to keep the structure if you can.  Most roofs need to be replaced because the tile fixings and waterproof flashings are failing.   However, the structure underneath the tiles may well be sound.    Keeping this in place will help control the cost.
  • Consider the choice of tile: not all tiles cost the same.  While you might like the look of natural slate or hand-finished clay you will find that concrete alternatives will be much cheaper.
  • Fix the problem as soon as you notice it: any leak or problem with the roof will get bigger and more expensive with time.
  • Don’t leave it until the last minute: if you know there is an issue with your roof you are best to contact roofing companies during the quiet months of the summer.  If you wait until the first autumn gales they will be inundated with work and you might be forced to go with whoever is available rather than being able to pick the best.
  • You will need scaffolding for a new roof installation so it makes sense to try and combine jobs.  If you were thinking of painting the outside, or the upstairs windows, for example, do it while the scaffolding is still up.
